CT Industrial Building Sold for $700K; New Owner Plans Growth
BREAKING NEWS: A significant real estate transaction has just occurred in Prospect, CT, as a 7,400-square-foot industrial building has been sold for $700,000. The facility, located at 11 Industrial Road, was previously the headquarters and manufacturing site for RSS Millwork LLC, a local custom millwork manufacturer.
The sale, confirmed by O,R&L Commercial, marks a strategic move for RSS Millwork, which is relocating to a larger facility in neighboring Cheshire. The company has purchased a 30,600-square-foot industrial warehouse at 150 Sandbank Road for $1.8 million to support its growth and increased production demands.
The newly sold building, described as situated in the heart of Prospect’s industrial corridor, is poised for a new chapter. According to O,R&L Commercial, the location offers a functional layout ideal for a diverse range of light industrial activities, fabrication, and warehousing. This makes it an attractive investment opportunity for the buyer, Bill Sweet, a serial entrepreneur.
Sweet plans to establish multiple businesses at the Prospect site, although specific details about these ventures have not yet been disclosed. The transaction was facilitated by Sam Crampton and Frank Hird, SIOR, who represented the seller, Retail Security Solution LLC, while also procuring the buyer.
This development is significant for the local economy, as it indicates a shift in industrial space usage and reflects the ongoing demand for adaptable commercial properties in the region. The sale and subsequent plans by Sweet could lead to job creation and further business opportunities in Prospect.
As the situation unfolds, the community is eager to see what businesses will emerge from this newly acquired space. The urgency of this transaction highlights the dynamic nature of the industrial real estate market in Connecticut and its potential to influence local employment and economic growth.
Stay tuned for more updates on this developing story as further details about the new businesses and their impact on the Prospect area are revealed.
