IHOP and Applebee’s Expand with New Location in San Antonio

A new dual-branded restaurant featuring both IHOP and Applebee’s is set to open in San Antonio, Texas. Located at 3820 Broadway in the Oak Park area, this establishment aims to enhance the culinary landscape of the community. Construction is scheduled to begin in December 2023 and is expected to be completed by the end of April 2026. The projected cost for the 5,003 square foot venue is approximately $350,000.

According to a permit recently filed with local authorities, Dine Brands, the parent company of both IHOP and Applebee’s, is spearheading this initiative. In a brief conversation, Jim Darby from Dine Brands confirmed the upcoming location but refrained from providing specific details regarding the opening date.

The San Antonio area is already home to several IHOP and Applebee’s locations, many of which are operated by franchisee Danny Hakim. The new dual-brand restaurant will be another addition to his portfolio, as he is listed as the tenant on the permit. Despite attempts to reach Hakim for further comment on his plans for the new establishment, no response was received by the time of publication.

This development follows Dine Brands’ recent strategy to integrate the two restaurant concepts into one location. Earlier in the year, the company launched its first American dual-branded Applebee’s and IHOP restaurant in Seguin, Texas. The move is part of an effort to boost sales and optimize operational costs.

The combined menu at the new IHOP and Applebee’s will feature a diverse selection from both brands, catering to a wide range of dining preferences. While specific offerings have yet to be announced, patrons can expect a blend of signature dishes from each restaurant.

As anticipation builds for the new IHOP and Applebee’s in Oak Park, the community can look forward to enjoying a unique dining experience come Spring 2026. More updates regarding the progress of this development will likely emerge as construction begins.
