Urgent Update: Las Vegas Residents Face $490 HOA Fee Increase
URGENT UPDATE: Residents of the Bavington complex in Las Vegas, Nevada, are facing a staggering increase in their monthly Homeowners Association (HOA) fees, which could rise to $490 starting January 1, 2024. This shocking news was communicated to residents in a letter sent on November 4, 2023, leaving many feeling overwhelmed and financially strained.
The new budget, set to be ratified at a board meeting on December 3, 2023, includes a $22.50 increase in the monthly assessment, bringing the total to $240. Additionally, residents will incur a $250 special-reserve assessment. If approved, the combined fees will reach an unprecedented $490 each month, creating serious affordability concerns for many residents.
Denise Holden, a long-term member of the community, expressed her alarm: “I absolutely know that they can’t afford this increase.” Many residents, particularly those on fixed incomes, echo her sentiments as they grapple with the looming financial burden. Fellow resident Carole Cotero, 70, lamented, “I’m lucky if I’m able to buy groceries once a week,” highlighting the challenges faced by those living on tight budgets.
With a community of 272 condo owners, the news has sparked outrage and concern. Residents have initiated a petition to protest the fee hike, aiming to gather enough signatures to present at the upcoming board meeting. “They’re going to see how many people did sign so to prove that we are against the increase,” Cotero stated.
The HOA’s letter claims that the funds from this increase will be allocated for essential community repairs and future projects. However, under Nevada law, the HOA can impose such increases provided they notify residents properly. The only way to block the fee hike is if more than 50 percent of condo owners formally oppose the budget by attending the meeting or signing the petition.
Residents are urged to make their voices heard in the coming weeks. “I pray to God we stop this,” Cotero added, reflecting the desperation felt by many in the community. As the deadline approaches, the pressure mounts for residents to unite against what could be a crippling financial burden.
As this situation develops, residents and local advocates are closely monitoring the outcome of the board meeting on December 3. The community’s financial future hangs in the balance, and urgent action is needed to address these rising costs.
